hoping. hoping. hoping.

For the past 4 years, my Husband and I have been apartment dwellers. It made sense for us as newly weds since my Husband was finishing up his degree and I was the only one working full time. Then camebaby. The first 7 months of Bennett's life were totally fine in our apartment. But as soon as he got mobile... all of the sudden our little apartment was just not sufficient anymore. And if you know my son, you know that he HATES being cooped up. He needs to have room to roam and play. Which is why we are constantly out and about, I take him outside to run free every day if I can.

So with that said.....my Husband and I have made the decision to become home owners!

If things have been a little quiet lately, it's because we've been on the SEARCH for our perfect home. Now I realize that on a minimal budget in a majorly inflated city, we may not find a home with every single little thing we're looking for. But I know that whatever we end up buying, will be perfect for us.
A few days ago, my Hubby and I toured a home that was in immaculate condition, on a beautiful piece of property, and in a wonderful neighborhood. The best part? It was in our budget! Well, we came home and decided to put an offer in... only to find out that the bank had just accepted an offer from another family. I was a little disappointed.... I'm not gonna lie. But... I did my best to put that home out of my mind and continue to look. We toured several more homes... and they just weren't right for us, for various different reasons.

Until Friday. That evening, I took my Husband back to a home that I had viewed by myself previously that week. The 2nd time I went back, I fell in love. IN LOVE. It needs a tiny bit of work here and there but nothing we can't handle. I can honestly envision raising my family there. I just love it.

And this weekend, we officially put in an offer!!! We are anxiously waiting to hear back from the bank. But...the bad news is that this home is a short sale (boo!) so we're hoping they accept what the seller has listed it for because I REALLY want to buy this house you guys! Do any of you have experience with short sales?? How dd they go for you? I'm a little nervous

Can you please keep us in your prayers this week! We could use lots of good thoughts!

I soooo feel this mama! we've been condo living for 4 years and miss our home in NY. FL is just not it for us but having a good job here holds us until something else comes along! i am so excited for you, knowing the process and the stess and the phone calls back and forth, the frustrations and losing a deal but the end will be great and it will all have been worth the wait! best wishes doll;) if you need a guest post let me know!! xo

I'll be keeping my fingers and toes crossed for you - but that's so exciting. I have no experience with short sales but I bet the bank is getting pretty good with them. They used to almost take longer, but it should be fairly smooth now. :)

Yay Mandy! I am so excited for you!! Everything is crossed for you. We moved when Jack was around 1...best thing ever. We lived in a 2 bedroom condo and it just got way too small with all their toys and boys needing to run..lol. I hope we hear good things soon!!

How exciting Mandy!! You're definitely in our prayers! Just be patient...sometime's you won't hear back on short sales for months. It's a pain that they can make you wait that long :( Hopefully you'll only have to wait a couple of weeks! I am so excited to read about this next journey your family is taking!!

my husband and i bought our current house on a short sale {in april}. the process was not as complicated as i anticipated... we actually picked up it for alot less than the bank wanted. i hear the only bad thing about short sales is the waiting game...

good luck. i will think positive thoughts for you :)

I completely understand the feeling. Moving from inexpensive, beautiful Kentucky to OVER INFLATED, stuffy Florida was one of the most overwhelming feelings I have experienced in my life thus far.

Keep praying and pressing on, because when you do get the house that was meant for you it will have all been worth it.

I have heard short sales can take a long time, but like Ashley said I think they are quicker now. Plus, if they accept you usually end up with a great deal. Our home was bank owned, so they didn't fix any of the problems at inspection, but we couldn't pass up the house or the price (for our area).

We've been apartment dwellers too! Although I think our place is kind of the right size for us now, there are obvious downfalls to apartment living. I really wish we had a yard. It's hard to get out the door with two boys. BUT, apartments are just fine for us now because we don't know where we want to settle down. Southern California is CRAZY expensive. I mean, town homes in our area in the millions. So we're going to stick with apartments for awhile until we decide where in this country we want to raise our kids, hopefully closer to Iowa where all our friends and family are.

Congrats! I love buying houses and moving-it's so much fun.
My husband and I are both in real estate and here's what I can tell you about short sales.
Don't stop looking! You put a bid on a short sale - that's fine, but continue looking at other non-short sale homes in case something shows up that you really love. Short sales have been taking less times, however depending on the listing agent's experience and the bank, it still CAN take up to a year, though most come back within 3-4 months. There's also a good possibility that the bank can come back with a price significantly higher than what you bid on it. They do their own appraisal (AVM) and that's a very subjective thing. Have your buyer's agent work up a CMA on that home to see whether the price that you bid on it appears to be within market value. If it's too low, you might get a bit of a shock when the bank comes back with a different price.
All that being said, short sales do work out, if you're patient, but that's the hardest thing to do- 4 months is a LOOONG time. So don't think your search is over yet, keep looking. That's always our strategy when we have a client put an offer in on a short sale.

i don't have much info on them except that they can take a lengthy period of time...months and months. let me know how it goes & good luck!!!

Good luck to you!! I don't have any experience with short sales but I'm so happy for you that you WAITED. We bought in 2006 at the height of the market and because we were totally priced out of the eastside, we are in Sultan now. The house is great but the commute/neighborhood/town really isn't. I can't WAIT to move but it will be a while until we can get above water. :)

House buying can be stressful! We had several homes that we thought we might get, but it never worked out. We put in an offer on a short-sale, and even offered a little more then the list price.. and the bank still didn't accept it, because they were looking for a much higher offer! Good Luck with that! Why post it for a certain price if you wont accept it!?? We were a little up-set.But everything worked out for the best. We bought a condo/town-home, it's on the smaller side, but it has been a great home! We will keep you in our prayers and thoughts!

Yay! That's so exciting! What area have you guys been looking? Where is the house?

I have LOTS of short sale experience, mostly from behind the scenes. They take a long time, but are definitely worth the wait. Each one is different though. Brady put in his offer in October and closed in April. I want to hear more when you have a chance!

Fingers crossed! I can feel your excitement. I've heard short sales take a little longer to close...or is that foreclosures? Your real estate agent should be able to tell you. Hopefully it goes fast and smooth for ya'll.

Good luck! We were going to buy right before my daughter was born. We put in a bid on a short sale (a condo in Klahanie) in July and we didn't hear back on it until the end of October. We had backed out 2 days before we got the approval because we were just 2 weeks away from my due date and didn't want to move with a newborn (among other reasons).

We put in 3 offers in 3 different houses before we got one! But I will say that it was meant to be that way! This house is perfect for us now! I remember we had to wait 3 days before the bank got back to us, and I was just sick to my stomach with nerves! I will be praying for you! Hope this is your guys' house!

I'll be praying. we currently own our home now but want to move. it's much harder to move from one owned house to another. my biggest fear is getting stuck with two mortgages, something WE CANNOT AFFORD. It is so exciting and yet so stressful at the same time to go house hunting. We had a similar experience with a house we absolutely loved. our realtor looked at the records and said the house had not been looked at by anyone else for awhile but then as soon as we put in an offer, someone else did too and of course theirs was first. boo! I wish you luck!

wow such an exciting experience!! I hope the short sale is SHORT but they can be a pain in the bum. Praying that it goes well and you can get in a house soon, apartment dwelling with a toddler sucks!

i'll be praying for you guys!!! and yes...we bought our house as a short sale! it was r.e.a.l.l.y stressful and took a long time for the 2 banks involved to sort through things...but it ALL worked out in the end. i hope the same for you guys! hugs!
